A roofing estimate needs your business details and license number, the customer and job address, one line per task and material with quantity and price, the total, any deposit, what is excluded, and a place to approve. The template below is the generic contractor estimate pre-filled with a roofing job so you can see what good looks like, plus the exclusions roofers most often forget. Exclusions to put on every roofing estimate
- Rotted decking found when shingles come off is priced per sheet before replacing.
- Shingle color matched as closely as available; an exact match on an older roof isn't guaranteed.
- Interior ceiling and drywall repair not included.
- Permit fees not included unless listed.
Terms that fit roofing work
Valid for 30 days. Deposit due on approval if listed, within your state's limit; balance due on completion by card, bank transfer or check.
What matters in roofing estimates
- Price by the square. Roofers and customers both understand squares. Say how many and what's being replaced.
- Write the decking clause. Rotten decking is the classic surprise. Put a per-sheet price on the estimate before you tear off.
- Say what you match. On repairs, say whether shingles will match exactly or only closely.
- Name the leak source. "Leak at chimney flashing" tells the customer what they're paying to fix.
