Quick answer

Joist costs $10 a month for Basics (capped at 5 documents a month), $17 a month for Pro (unlimited documents), $32 a month for Elite (adds change orders, license fields and reports), and $70 a month for Run at its introductory price ($100 regular), which adds scheduling. Annual plans get two months free. There's a 14-day trial with no card, and the free plan has been discontinued. An AI Receptionist add-on is $49 a month.

Joist's prices have gone up over time: Pro was $13 a month in 2022, and Basics was free until late 2024. See the 2022 to 2026 price history, with links to archived copies of the pricing page.

What a year of Joist costs

Joist says annual plans get two months free but doesn't list the annual totals. If that means paying for 10 months, a year works out to about $100 for Basics, $170 for Pro, $320 for Elite, and $700 for Run at the intro price. That's our arithmetic; check the price in the app before you pay.

Which Joist plan do you need?

  • Basics only works if you send five or fewer estimates and invoices combined a month. Most working contractors pass that in a week.
  • Pro is the realistic plan for a solo contractor: unlimited documents, your logo and photos.
  • Elite if you need your license and insurance on documents or formal change orders.
  • Run if you want scheduling in the same app.

Payment fees and add-ons

Joist's pricing page says "standard payment processing fees apply based on the payment method used" and doesn't list the rates. The AI Receptionist, which answers missed calls and captures leads, is $49 a month on top of any plan. Homeowner financing is listed as a feature on every plan.

The free alternative

If the reason you're checking Joist's price is the Basics cap or the lost free plan, Settle's free plan sends unlimited estimates and invoices, takes card and bank payments to your own Stripe account at Stripe's standard rate, and drafts estimates from what you say. It's iPhone only and doesn't do scheduling or change orders. See the full Joist alternative comparison.

How many documents does Joist Basics allow?
