What a roof repair estimate looks like
Back on the ground you say: "Chimney leak. Replace step and counter flashing, two squares of architectural shingles, ice and water shield around the chimney, haul the debris." Settle writes:

What matters in roof repair estimates
- Name the leak source. "Leak at chimney flashing" tells the customer what they're paying to fix.
- Price by the square. Say how many squares and what's being replaced.
- Put a per-sheet decking price on it. Rotten decking is the usual surprise. Price it before you tear off so the change is already agreed.
- Say how close the match will be. On older roofs, an exact shingle match may not exist.
- Interior damage is separate. Say that ceiling and drywall repair aren't included.
